A gem for Zell-Weierbach – apartments for assisted living and day care

Trium Novem GmbH, as general contractor, built “a real gem”, as Trium Novem managing director Thomas Dieterle puts it, for the Paul-Gerhard-Werk’s offer. By this he means, on the one hand, the listed former inn, whose half-timbered structure is now even better accentuated after conversion and refurbishment. The three extension buildings with 17 barrier-free apartments on 1290 square meters also fit harmoniously into the 330 square meters of living space. And with a view to the future: The new buildings not only meet the latest energy standards, but the photovoltaic systems on the roofs also ensure lower emissions.

Christoph Gutenkunst and Raoul Schwarze, who took over the project management for Trium Novem, agree that architecturally and structurally the project was “both a demanding and an attractive task. But despite the pandemic and the Ukraine crisis, as well as some of the delivery problems associated with them, they are pleased to report that the schedule was met. The smooth process was primarily due to the good cooperation with the client, planners and the commissioned craft businesses from the region, “in partnership and on an equal footing,” as Christoph Gutenkunst notes.

Schramberg Schönblick housing project – Roofing ceremony celebrated ten months after the start of construction

The first ground-breaking ceremony took place in October 2022; now, ten months later, the roofing ceremony has already been celebrated at Schönblick in Schramberg-Sulgen: three apartment buildings with a total of 25 apartments are currently being built near the water tower. One building is in the process of completion, one is in the phase of interior finishing, and the shell of the third one is currently under completion. An unfamiliar situation for master carpenter Georg Buchholz from Lauterbach, who held the traditional roofing ceremony speech in front of the guests at the end of August, as he usually asks for God’s blessing when the roof truss has just been erected. Project manager Belana Becker explains with a wink: “We were a little ahead of our own plans because the companies were so fast.” Thomas Dieterle found that it was a successful project overall. Together with all the partners, the team proved again that construction can be fun and that a good objective will always justify a bumpy road. The first tenants are now expected to move in at Schönblick in the spring of 2024. But perhaps the craftsman’s establishments will surprise us once again in a positive manner.

Social and ecological: 45 apartments for Emmendingen

It is an important residential project for the city of Emmendingen – and for Trium Novem in equal measure. By spring 2024, we had built 45 apartments on Hochburger Straße on behalf of the Städtische Wohnbaugesellschaft, which set an example both in terms of energy transition and socially: with a photovoltaic system on the roof and equipped with heat pumps, social living space was created on 3890 square meters.

The importance of a state funding program for the 17.5-million-euro measure was made clear by Mayor Stefan Schlatterer at a meeting with SPD Member of Parliament Johannes Fechner and Sören Bartol, State Secretary in the Federal Ministry of Construction. Together with Uwe Ehrhardt and Alexander Kopp, managing directors of the Städtische Wohnbaugesellschaft, our managing directors Thomas Dieterle and Jonathan Kress, and TN construction manager Alexander Reisch, the federal politicians discussed potential stumbling blocks in social housing construction on site. And how to remove them as far as possible.

Strong Partners Secure the Power Supply

Big tasks are best done with strong partners. And these have been found for the renewal and expansion of the Pulverdingen substation. The energy company General Electric (GE), appointed by the operator TransnetBW, has placed its trust in a trio of regional experts for the constructional implementation of the major project, including Trium Novem as a member of ARGE Grid Pulverdingen.

The substation in the district of Ludwigsburg has been securing the power supply in the Stuttgart area for decades, but it is faced with entirely new challenges due to the energy transition. TransnetBW CEO Werner Götz, Mayor of Markgröningen Jens Hübner, Frank Adler, Head of Technology and Environment at the Ludwigsburg District Office, and Stefan Hartge, Business Line Leader for Central Europe at GE, all agreed on this at the groundbreaking ceremony. And we are pleased to be able to contribute with our expertise so that the light will keep shining in the region in the future.

Retrospect to the second business year of Trium Novem

With its second birthday, Trium Novem left another significant business year behind:

After the excellent year of 2021, we moved up a gear in 2022: With our team, which grew to 19 people, we increased our sales to 19,8 million euros – a number that makes us proud. It is the result of the perfect mix of expertise and passion that marks our manner of working and furthers our company. Therefore, we thank our clients and partners who build on these attributes – in a double sense. Our thank also goes to our wonderful colleagues who made this success possible in the first place. In the past year, we went the extra mile with eleven projects, overall drove 256.589 kilometers, and drank 5.264 cups of coffee. Having said this: we will also be wide awake in the future.

The topping-out ceremony for the project Areal Sonne in Zell-Weierbach

Around one year after the ground-breaking, the shell is realized! All of the involved people as well as the neighbours came to the topping-out ceremony for the major project ‘Betreutes Wohnen’ (which means assisted living) to celebrate what has been achieved. The umbrellas were not needed, as the sun came out right on the time for the go-ahead, given by the master carpenter. 21 rented flats are being built for assisted living; four of them are in an already existing, listed building, and 17 other flats are located in the new construction. We are pleased to be involved and to assist the property developer ‘Percekt Living’ from Offenburg as a general contractor. The team of Trium Novem was praised, and we, as well, are proud of the accomplished work with all our partners that stood by.
